About us
Our Core Belief: Property Owners Deserve Control
When you buy a home, you gain a significant asset, yet in too many cases, that ownership comes with a frustrating caveat: **control lies with someone else.** Whether it’s a freeholder, a developer, or a distant managing agent, the power imbalance leads to high costs, poor service, and zero transparency.
**Rightly Managed was founded on a single, clear objective: to enable property owners—both leaseholders and freeholders—to take back control of their property management and finances.**
The Journey: A Lesson Learned in the Industry
My career began in the property sector, touching on everything from insurance and service charge accounting to hands-on property management. This diverse experience, built working within the existing system, taught me a crucial, simple lesson: **the interests of property owners must be the primary concern.**
This principle was cemented during my time at Butlin Property Services (BPS). BPS prioritized supporting Resident Management Companies (RMCs) and Right to Manage (RTM) companies, effectively placing power directly with the residents. This showed me that a better, more ethical model was possible.
The Dual Challenge: Breaking Down the Barriers
We understand that the fight for control takes two distinct forms, and we’ve built our entire service model to address them both:
1. For Leaseholders: The RTM Challenge
For leaseholders, the path to taking control via **Right to Manage (RTM)** is statutory but often complex. The barriers are significant and intentional: legal complexity, costs of time and money, and the difficulty of coordinating claims.
Our Objective: We provide the expertise and guidance to navigate the full statutory RTM process with a clear, fixed fee, ensuring you can acquire management control without the financial risk or complexity of an hourly legal battle.
2. For Freeholders: The Estate Management Challenge
For freeholders who have bought into private estates with service charges, the challenge is structural. Developers or incumbent agents often fail to facilitate a smooth handover to a resident-led Management Company because, unlike RTM, there is no clear law to compel them. This leaves homeowners burdened with unfair or excessive service costs indefinitely.
Our Objective: We provide the strategic and legal tools to overcome this barrier, from legally **ousting non-owner directors** to working with local councils to arrange **asset adoption**, which removes the service charge liability permanently.
Our Principles: The Rightly Managed Difference
We offer a genuinely **independent and unbiased solution**. We do not seek to become your next managing agent; our mission is purely to secure management control for you, empowering you to choose the best way forward.
| Principle | Benefit to You |
|---|---|
| Owner-Centric Control | We are legally focused on transferring power to you, the property owners. |
| Fixed-Fee Transparency | Our costs are clear and fixed, removing the risk of escalating legal bills. |
| Strategic Execution | We possess the specific expertise to handle both RTM legislation and the unique challenges of private estate adoption. |
We exist to provide the expertise, legal guidance, and strategic support you need to successfully navigate the entire takeover process—from initial review to full, resident-led management
